Spring Home Maintenance Tips

Spring is here, and we’re all pumped to get outside to enjoy the beautiful weather that peeks out occasionally between our exciting Oklahoma spring storms. But, along with warmer weather and the long needed quenching rain, comes maintenance needs for our homes. So, be sure to include some time on your schedule over the next couple of weeks to get some of these chores done around the house. A little preventative maintenance goes a long way in maintaining your home and avoiding costly repairs down the road.

Interior

  • Have a local HVAC Contractor inspect and service your air conditioner before the 100° days arrive.
  • Replace your HVAC filters.
  • Consider having your HVAC duct system professional cleaned if you never have.
  • Clean the coils on your refrigerator and freezer.
  • Check and clean the clothes dryer vent.
  • Check and clean the stove vent hood.
  • Inspect washing machine hoses for signs of wear or leaking. Steel hoses are more expensive, but will give you great peace of mind!
  • Check for leaking faucets and under sinks for leaking pipes or drains.
  • Check your hot water heater for signs of leaking or corrosion. Contact your local Plumber if you have concerns.
  • Change your smoke detector and carbon monoxide detector batteries if you haven’t done so this year.
  • Give the whole house a good cleaning!

Exterior

  • Inspect the roof. Contact a Roofing Contractor if you see curling, broken, worn, loose, or damaged shingles; gaps in flashing around the chimney, vents or roof edges; or depressions in the decking of the roof.
  • Make sure water drains away from the foundation around the house.
  • Clean and repair gutters. Make sure downspouts carry water at least 5 feet away from the foundation of the house. Extension spouts and concrete or plastic splashblocks can help direct water away from the foundation.
  • Check fascia, soffits, and siding for loose or damaged boards and peeling paint.
  • Trim trees and shrubs away from your roof and sides of your home.
  • Inspect caulk and weather stripping around windows, doors, and other openings, such as dryer vents and cable wire holes.
  • Check brick for cracked mortar, loose joints, or chipping of brick’s face.
  • Make sure that your lawn sprinkler heads do not spray the walls of the house.
  • Check inside walls and window frames and outside foundation walls and piers for termite tubes and damaged wood. Check window sills, floors, and spider webs for discarded termite wings. Contact a Licensed Termite Company for treatment if signs are present.
  • Check the operation of your attic ventilation system including automatic or turbine vents.
  • Clean and seal wood decks.

Now that your home is ready for Spring, pour yourself a cold drink, put your feet up, and enjoy!
